Getting real estate jobs Canmore is a simple process for those who take the time to complete each step. Last month, we went over the first two steps in becoming a REALTOR® in Alberta.  Becoming an agent is a rewarding and in-demand career. One of the most common questions that we get about being an agent, is what the process is like to get your real estate license. It can be hard to find the right information about starting your career as an agent. However, that’s why we wanted to write this article series about how you can obtain your real estate license in Alberta! In this post, we cover the last steps in getting your real estate license.

Follow along below to learn more about this topic!

Step 3: Get a Criminal Record Check for Real Estate Jobs in Canmore

As you get closer to obtaining your real estate license, you must have a certified criminal record check (CCRC) completed. A CCRC is a certified fingerprint-based criminal record search for non-criminal purposes that is conducted by the Royal Canadian Mounted Police (RCMP) in Ottawa. This can be done by your local law enforcement branch upon your request. RECA needs to have received and processed your CCRC before you can become licensed. Furthermore, if you are an agent who has not been licensed with a brokerage in the past 12 months, then you also need to submit a CCRC.

The reason that RECA requires you to have a CCRC is to insure buyers and sellers that agents are reputable. Moreover, requiring a CCRC helps to prevent mortgage fraud. If you are curious about how long it will take, you can visit the RCMP website for approximate processing times. Generally, you can expect the process to take 2-3 weeks. In addition, if you want to avoid delays, your CCRC can be completed no more than 6 months prior to the data you apply to RECA for your license. This is because your CCRC is only valid for 6 months!

Once your CCRC has been processed by RECA, you will receive an email.

Step 4: Join a Brokerage like RE/MAX Alpine Realty!

The next step is to join a brokerage. In order to get a real estate license, you need to be employed by a brokerage. As you look for a brokerage to work with, it is important that you take your time—just as you would when finding any new job. Not all brokerages are created equal. So, it is important to find one that matches your best interests. For example, do you want to work somewhere with lots of opportunities for mentorship? Do you want the brokerage to be big? Small?

Before you make your decision, consider making a list of things that you want in your ideal brokerage. This will help you weed out some of the options. Moreover, when you are meeting with brokers about joining their team, be sure to ask lots of questions. Below, we have listed some inspiration for questions you might want to ask:

  • How are new agents supported in this brokerage?
  • Are there any costs associated with brokerage training or support?
  • Does this brokerage offer any continuous learning opportunities?
  • Does the brokerage pay commissions by cheque or direct deposit?
  • What resources are available to agents at this brokerage?
  • What areas of real estate does this brokerage generally practice?
  • Is this brokerage part of a franchise? If yes, what does this mean for agents?
  • How many people are employed by this brokerage?
  • How long has this brokerage been in operation?
  • Who will pay for my licensing fees?

Once your brokerage hires you, you will need to complete employment contracts and your licensing application.

Step 5: Apply for your Real Estate License in Alberta

Congratulations! You’re on the last step of your journey to becoming a licensed real estate agent! Now that you have been hired by a brokerage, your broker will begin the licensing process. In order to complete the process, they will need to have your myRECA username. Once they begin the process, you can complete the remainder of the application from your myRECA account. Then, your broker will review your application and determine if they are going to accept it or not. If your license application is successful, either you or your broker will need to pay the licensing fees. As soon as your fees have been paid, you are ready to begin work as a real estate agent!

Obtaining careers in real estate is a simple process for those who take the time to complete each step. Becoming a real estate agent is a highly rewarding and in-demand career. One of the biggest questions that we receive about becoming an agent, is what the process is like to get your real estate license. It can be hard to find the correct information about starting your journey as a REALTOR®. However, that’s why we wanted to write this article about how you can obtain your real estate license in Alberta. In this post, we cover the most up-to-date information about the initial process of becoming a real estate agent. Follow along below to learn more about this topic!

Step 1: Meet the Eligibility Requirements for Careers in Real Estate

The first step to becoming an agent is to meet the minimum requirements for eligibility. It’s important to get approved by the Real Estate Council of Alberta (RECA) before you enroll. In fact, at RECA, they’ll check your eligibility requirements to ensure that you are able to enroll. In order for a person to qualify by RECA’s standards, you must:

  1. Be 18 years of age or older
  2. Be able to study or work in Canada lawfully
  3. Be able to provide specific government-issued identification
  4. Have a minimum of a Canadian high school diploma or equivalent
  5. Must be proficient in English

Next, you’ll need to set up a myRECA account. This account allows you to access the myRECA educational platform that allows you to take real estate exams in Alberta. Accounts are free and it only takes a few minutes to create.

Once you’ve created your account, navigate to the “Education Eligibility Application”. This is how you’ll submit your application to RECA.

Requirements for education and English ability are different for those who received a Canadian education Vs. an international education. If you meet the requirements for education, then you’ll be required to take an English language proficiency test. Again, the language proficiency test differs depending on whether you received a Canadian or international education.

After you’ve been approved for the education and English language requirements determined by RECA, you’ll need to partake in a brief information session. These sessions are usually done in video format and are provided by RECA. Typically, the video is around 10 minutes in length and covers all of your options as a future real estate agent. This video should serve as a guide for the type of real estate licensing you’d like to obtain.

Step 2: Start your Pre-Licensing Education

Once approved by RECA, you need to complete the pre-licensing education. Your pre-licensing education is critical in obtaining your real estate license. In order to get your license and apply for pre-licensing, you must take a minimum of two courses with RECA.

As part of your two-course minimum, you must complete the Fundamentals of Real Estate class. This is a mandatory, online course that all applicants must take. Within this course, you will learn foundational skills and knowledge to ensure that you can practice real estate in Alberta. The curriculum is laid out into 10 different units with activities and quizzes to track your progress. This class is conducted online and costs $1250. You can register for this course via the RECA website. Furthermore, the course fee includes access to online course materials like the e-textbook and course manuals.

Exams can be taken at any authorized exam centres. You can book your exam and check where the nearest exam centre is to you via your myRECA account.

Besides the mandatory course mentioned above, you will also need to take a specialty course of your choice. This course will determine what area of real estate you’d like to focus on. Some of the options include:

  1. Residential real estate
  2. Commercial real estate
  3. Rural real estate
  4. Property management

You must take one of these courses to get your real estate license. However, you are more than welcome to take additional specialty courses. Most individuals begin with a specialty in residential real estate and then take further courses later on when they want to expand their area of expertise. Moreover, each course costs $800.

These courses are not to be completed at your own pace! You must finish your minimum two courses within 1 year of being enrolled in them!

Everything from agent advice to buyer and seller tips are coming your way in the next few months. To kick off this year’s content, we wrote an introductory post with some new year’s resolution inspiration for those with jobs in real estate! Being an agent comes with all sorts of challenges. So, it is important to set yourself goals to stay on track and ensure that you are always progressing. If you are an agent who is looking for some goal-setting inspiration for 2023, continue reading the article below for more info!

Goal Setting for Jobs in Real Estate.

  1. Be Proactive

Being proactive rather than reactive is a great resolution to implement in 2023. Nothing says professional better than an agent who is well-prepared and level-headed. Especially in the face of adversity. One of the best ways to become proactive is by setting goals and breaking them down into smaller chunks so that you can achieve them easier. For example, if your goal is to sell 25% more houses in 2023, you might set smaller goals to reach this like:

  • Go to a networking event every month
  • Build a better social media presence by producing monthly content
  • Strengthen your relationship with the local community by attending events and volunteering
  1. Build Brand Awareness

Brand awareness is an integral part of any business. Whether you are a real estate agent or a baker, building brand awareness is of the utmost importance. Having people actively recognize who you are and what your values are will drastically increase your chances of gaining leads. But how can you build brand awareness in 2023? The answer is simple—time and content. The best way to build brand awareness in today’s digital society is online. So, creating social media content, building out a blog, and having a strong website can be all you need!

  1. Create Relationships

Another great goal to set for yourself in 2023, is to create more relationships with potential buyers and sellers. One of the best ways to create relationships with people in your community is to attend local events. Getting yourself out there so that community members begin to recognize you is half of the battle. Furthermore, if you are looking to build more relationships, try picking up a new hobby. Hobbies are a great way to meet new people within your community.

More Goals to Set!

  1. Better Your Customer Experience

Customer experience is key to client retention. Moreover, a good customer experience means that you are more likely to get a referral or a good review. Since the real estate industry is built off of relationships and who knows who, good customer service is critical to your success as an agent. But how can you better your customer experience? Here are some of the ways you can improve client satisfaction in the new year:

  • Be communicative and respond to clients in a timely manner
  • Update key information like contact info and faqs so everyone is in the loop
  • Be available as much as possible
  • Be personable when interacting with clients
  1. Build Your Knowledge

Many business professionals get all too comfortable after years of working in the same position. This is a recipe for hitting a plateau and often results in a decline in sales. In order to stay on top of the competition and continue to build your success, you must have a student mentality. In essence, in order to grow you must build your knowledge on a regular basis. Learning about new property trends, best practices, and new legislation is crucial in your development as an agent.

  1. Update and Refresh

If you are still using the same headshot, website, and logo from 2001, it might be time for a refresh. Updating your headshot can breathe new life into the look and feel of your brand. Furthermore, refreshing your website can attract new leads and improve customer experience. Overall, it is good practice to update and refresh key elements of your brand in order to stay relevant and make sure everything is functioning properly.

When you start your career in real estate it can be difficult to generate leads. Especially, when the market isn’t working in your favour. However, it is important to develop tactics and strategies to ensure that you can generate leads no matter what the world throws at you. Although, it is important to note that lead generation has a lot to do with your reputation and nurturing the relationships that you build. But, as a new agent, it can be hard to form new relationships without a solid contact base. That’s why we’ve compiled a list of ideas to help you start generating valuable leads. Follow along below as we go over some of the best ways to gain new clients as a real estate agent!

Ask Friends & Family for Help in the Early Days of Your Career in Real Estate.

During the early stages of your real estate career, you might want to lean on friends and family for help. Ask your family or friends if they know of anyone who is in need of an agent. Or, hop on the Internet and get in touch with your extended family or acquaintances. More often than not, someone will know someone who needs a real estate agent. From here you’ll be able to gain a bit of business and begin nurturing these relationships.

Join Social Media Groups!

Social media is a great way to, well—be social. The ability to connect with other real estate professionals and homeowners in your area is a serious advantage. And, one that is easily accessible through platforms like Facebook, Instagram and LinkedIn. Join groups of like-minded individuals and get mingling. You can also converse with people who have a similar hobby as you and start building new connections that way. After all, you never know when you’re going to run into someone who is in need of a real estate agent.

Ask FSBOs if They Want a Hand.

Another great way to generate leads is to ask FSBOs if they want help selling their home. An FSBO is a home that is being sold by the owner. Oftentimes, when they get tired of dealing with the process themselves, they’ll turn to an agent for help. Furthermore, most FSBOs usually sell for less than they would with the help of a real estate agent. Try reaching out to some of these owners via phone or email and explain how you can be of help to them. Some benefits of using an agent might include better profit, quicker sale time, less stress and/or more free time.

Generate Leads for Your Career in Real Estate By Hosting an Open House.

Open houses have long been used as a way to generate promising leads. Once you have a client who wants to sell their home, host an open house to draw traction to the lead and gain new contacts. It is important to advertise the open house on as many platforms/places as possible. For example, post about the event on social media, put up signs, call/email contacts that might be interested and provide information about the open house on your website. On the day of the open house, leave a sign-in sheet to record people’s names and contact information. This way, even if the people don’t end up buying the home, you’ll have their contact information for the future.

Build a Robust Digital Presence.

In the beginning stages of your career in real estate, it is important to build a robust digital presence. This will help you create a name for yourself, generate online leads, and make you more accessible to potential clients. But, what do we mean by a “robust digital presence”? Well, a robust digital presence includes a well-constructed website, 1-2 social media accounts, and great responsiveness with regards to emails, texts, and phone calls. Most people begin their search for a home online. So, it is important that potential clients can find you where they’re already looking—on the Internet.

Sponsor A Unique Local Event!

Sponsoring a local event is a great way to get into the community and familiarize people with your name. Not only this, but unique local events often draw out groups of people that correlate to a specific target market. For example, a fundraiser for green energy might appeal to people who are looking for an environmentally friendly home with solar power. Or, a cooking convention might bring out people looking to acquaint themselves with the town or foodies in the market for a home with a great kitchen. Either way, community events are a great way to find business.

Real estate careers are becoming increasingly popular. There are 258,054 people working in real estate in Canada. More and more people are entering the real estate industry each day, because of the opportunities and challenges that it presents. The volume of people who are making this their career means that you need to stand out from the crowd. Setting yourself apart from other real estate agents is essential in gaining steady business. In this article, we’ve listed a few of our top tips on how to stand out from the crowd as an agent.

Follow along below to learn more!

1. Focus on the Future.

Very few real estate agents look to the future when they build their marketing plans. Instead, most agents target their ad campaign toward current buyers. This is fine, however, by focusing on buyers that will be ready to purchase a home in 1-3 years, you can begin to establish leads months in advance. Furthermore, by getting in contact with future buyers, you can start to educate them about your brand, who you are, and the steps to take in order to prepare to buy a home. This way, when it comes time to buy a home, you’ll be their first choice! It is so important that you cultivate future buyers to keep business steady.

2. Real Estate Careers Require Unique Websites.

If you’re looking to stand out from everyone else with real estate careers, your corporate website isn’t going to cut it. In fact, this is a sure way to blend in with all of the other agents at your brokerage. In order to make an impact, you should consider investing in a website that is independent of your brokerage. This way you can focus on developing your brand, instead of the brokerages. Clients love a website that is easy to navigate and pleasing to the eye. Both of which aren’t always found on a free corporate website. Owning your own website will give you the opportunity to add special features that could help enhance the customer experience. For example, unique software plugins, videos, animations, a blog, and so much more!

3. Communicate Effectively.

Communication is everything as a real estate agent. When the market is hot you need to be in immediate contact with your clients. And, they need to be able to reach you when it is most convenient for them. Everyone has a different preferred method of communication. Whether that be texting, calling, E-mailing, etc. It is important to determine your clients’ ideal way to communicate with you. Establishing this from the get-go will allow you to have smooth contact with your clients. After all, it is critical that you are able to speak with them in real time.

Lastly, before you begin working with your clients, it is important to establish available hours for communication. Find out when it is okay to call, text, or E-mail your clients. This way, you know when they will be most responsive to your messages.

4. Offer To Help With Staging

Staging is one of the most difficult parts of selling a home for some people. But, staging can make a huge difference in the sale of the home. Even just staging one or two rooms can make all of the difference. Getting more than the asking price for your client’s home will certainly leave a good impression. So, offer to help them stage their property. Even if it is just small tips and tricks that will help renew the space. For instance, decluttering the walls and countertops, changing the colour of the paint, rearranging the furniture, or adding some greenery.

Meet with your clients about staging their homes. Or, refer them to a great staging company. Either way, empowering them to take these steps can result in better ratings for your services.

5. Those With Real Estate Careers Need Good Referrals.

Those with real estate careers need to have a list of good referrals. It is crucial that you are connected to several other businesses within the community. Especially when dealing with buyers. Finding an inspector, mortgage broker, financial advisor, contractor, etc, can be a huge burden for a buyer. Take some responsibility off of their shoulders and provide a brochure of homebuying contacts that might be useful to your clients. Be sure to speak with the businesses beforehand, because they may be willing to give your clients a discount for your referral.

Networking is an important part of your career as a real estate agent in Canmore. Constantly making an effort to expand your network will go a long way as a real estate agent. Connecting with other people who are from different walks of life will help you to gain an understanding of current issues, learn from others’ experiences, and promote your business. Fostering the connections that you make will go a long way in helping you to generate leads. For more information on how to build your network as a real estate agent in Canmore, continue reading the article below!

1. Be Active On Your Social Platforms.

In our largely digital world, it is essential to be active on at least one social media platform. Developing an online presence will allow you to connect with thousands of people from the comfort of your home or office. When people first discover you as a real estate agent in Canmore, the first thing they are likely to do is to Google you. This is why it is important to have a robust online presence that accurately reflects who you are as an agent. You can do this by posting often on Instagram, having a great website, posting on a blog, or joining Tik Tok.

If you’ve already established a social media presence, try following new people from outside of which the algorithms recommended. This way, you can broaden the spectrum of people in your social network. By doing so, you will then be able to find other people who are different from those you already follow.

The more platforms you are active on, the better! Increased visibility is always a positive when you’re trying to meet new people. Be sure to include up-to-date information on all of your platforms so that people can easily reach you.

2. Go Out of Your Way to Help Others.

Reaching out to 5 to 10 people each month with the intention of helping them can make a big difference in the quality of the relationships you build. Helping others not only gives you a good reputation but also helps foster the connections you already have. Building meaningful relationships is an important part of a strong network. Lending a helping hand will enhance your interactions with those in your network. So, next time you are looking for ways to network, try reaching out to those in your circle and offer them a hand.

3. A Real Estate Agent in Canmore Must Make Time For Networking!

Despite how busy you may be, it is important to carve out time for networking. Having a set block in your calendar will help ensure that you go out and network with others. Try and change up the way you network every few weeks/months to ensure that you are meeting new people from other backgrounds. Going to the same event over and over again will help you build connections, however, you are unlikely to meet a diverse group of people. Instead, change up your routine or try networking in a new way to build connections with other communities of people.

4. Follow Up With the People You Meet!

There are many things that are necessary for your success as a Canmore real estate agent. It is easy to be triumphant in a market that is booming. However, it is much more difficult to be as successful when market conditions are less than ideal. With rising interest rates and more inventory, you will need to be consistent and practice good habits to thrive.

For more information on how to have a successful career as a real estate agent, continue reading the tips below.

1. Be Available and Practice Great Communication.

Keep those communication lines open! One of the top reasons that real estate agents will fail, is due to poor communication. Having great communication skills is necessary for almost every profession. However, it is especially important when it comes to real estate. This is because clients need to be able to reach you at all times throughout the day. Remembering that this is most likely the biggest thing happening in their world at that moment, will help to understand why. Oftentimes, people are unable to reach you during the average 9-5 work day, because they are also working. This means you need to make yourself available for communication before and after hours.

It is also important that you promptly return messages when customers or leads reach out to you. By actively following up with people you are setting the precedent that your clients matter to you. Furthermore, it is crucial that you respond to emails, texts, voicemails, direct messages, and calls within a timely manner. Letting messages go stale in your inbox is a sure way to gain frustrated clients and bad reviews. Setting some rules for how you engage with customers will help to alleviate any confusion, so make it clear early on in your partnership. If you don’t check your voicemail regularly and prefer to text then you should establish that early on to avoid the potential for miscommunication.

2. A Great Canmore Real Estate Agent Will Build a Network.

Having a large network of contacts is necessary for a real estate agent. It is important that you build a well-rounded contact list that you can draw from in a pinch. Getting in with contractors, city officials, developers, landscapers, and lawyers is extremely valuable. In fact, sometimes a quick phone call to the right person will help you close a deal. The more people you know as a real estate agent, the better. By cultivating your network, you will learn more than you ever could by taking an online course. Additionally, networking will help you secure and close more deals in the future. As a Canmore real estate agent it is vital that you make networking a priority.

It’s also valuable to make friends within your office and other offices both locally and afar. You never know where you can leverage these contacts. They might have someone moving to Canmore who needs a home that you have a listing for or perhaps your seller is packing up and moving across the country. Whatever the case, building your network is a valuable commodity when you work in real estate.

3. It’s All About How You Treat Your Clients.

Real estate is a game that revolves around how you treat your clients. By listening to clients’ needs and accommodating them, you are creating a positive reputation. Happy clients will be more likely to give you a good review and recommend you to their friends and family. Once you close the deal with a client, it is important that you maintain a cordial relationship with them. Oftentimes in real estate, your clients become clients for life if you treat them right! Something as simple as sending a happy birthday email, or checking in to see how they’ve settled into the new home can go a long way. This all goes back to having great communication. Following up even after the deal closes is so important. And, it shows that you have the client’s best interest at heart.

4. Canmore Real Estate Agents Will Market Themselves!

As a Canmore real estate agent it is key that you market yourself to the public. Many real estate agents neglect this step, in the beginning, assuming that people will simply find them. However, the sooner you realize the importance of self-marketing, the quicker you will succeed. In order to make your presence known, there are a few things you can do. For instance, creating an online profile with a website or blog and using social media. New agents should also try and join a real estate brokerage for added support when it comes to marketing. You can also use traditional methods like signs, banners, and bus ads to gain local support. Furthermore, attending networking events can also be a way to get your name into the community. There are a ton of ways to market yourself in today’s day and age – it’s all about finding the one that works best for you and stay consistent with it!
